The developer's Purchaser's Guide lists three sets of butler services included in Common Area Assessments: Signature Services, St. Regis Rituals, and Special Occasions Planning.
Butler service is the reason many of my St. Regis buyers choose this building over the other branded towers in Brickell, and it is also the most misunderstood part of the offering. Buyers tend to imagine either a private staff member in their home around the clock or a front desk with a nicer title. It is neither. Below is what the developer's own documents say is included, what is billed separately, and the questions I have every buyer settle before signing.

What does the St. Regis butler service include in Miami?
Per the developer's Purchaser's Guide, three sets of butler services are included in Common Area Assessments: Signature Services, St. Regis Rituals, and Special Occasions Planning. The Residences Butler is the primary contact for service requests inside the home, and Butler Closets may be available so deliveries arrive without interrupting the owner.
The Signature Services list in the guide is specific, and it is worth reading in full because it defines the day-to-day value:
- The St. Regis Signature Send-Off and Welcome-Home
- Deliveries to the residence: dry cleaning and laundry, packages, groceries, flowers, and food deliveries
- In-residence services coordination: personal chef, spa treatment, housekeeping, engineering, and repair services
- Welcoming and escorting guests
- Owner preference cultivation, meaning the staff learns and records how you like things done
- Shoeshine service
- House car availability
- Personal errands, which the guide marks as performed by third parties
The word that matters most in that list is coordination. The butler arranges the personal chef, the spa treatment, and the housekeeper. The coordination is part of the service; the chef, the treatment, and the housekeeping are services you pay for. That distinction is where expectations usually go wrong, and it is the first thing I explain.
What are the St. Regis Rituals and Special Occasions?
The St. Regis Rituals are the brand's signature traditions, and the Purchaser's Guide names four: the Bloody Mary, invented at St. Regis New York; Afternoon Tea; the Midnight Supper; and the Evening Ritual, when lights are dimmed, music shifts, candles are set out, and champagne is served. Special Occasions Planning is the third included set.
These are what separate the St. Regis service culture from a well-run concierge desk. They are brand rituals carried from the original St. Regis in New York, and in a residential setting they show up in how the shared spaces are run and how the staff hosts owners and their guests. The fact sheet groups the signature St. Regis Cognac Room and the traditional St. Regis Drawing Room with the double-height sky bar and lounge, which is where much of that culture will live day to day.
Special Occasions Planning is exactly what it sounds like: the staff helps an owner plan a dinner, a celebration, or an event. Combined with the business center, the catering kitchen, and the guest suites listed in the fact sheet, it means an owner can host at a level that would otherwise require outside planners.
What costs extra with St. Regis butler service?
The Purchaser's Guide separates an a la carte list performed by third parties and billed separately. It includes personal chef services, housekeeping tasks such as changing sheets and cleaning bathrooms, nanny and child care, personal training, car detailing, pet grooming and dog walking, travel planning, event planning, and minor repairs such as electrical, plumbing, and HVAC filter changes.
The a la carte list in the guide is long, and reading it tells you how the building is meant to function. Beyond the items above, it includes alteration services, equipment rental, secretarial services, mail packing and shipping, plant care, translation services, furniture assembly and repair, bulk move-in trash removal, touch-up painting, electronics hook-up, picture hanging, and interior cleaning of the oven, cooktop, and refrigerator. In practice, the building can run most of a household for you. The butler coordinates it, and the third-party vendor bills for it.
The developer's disclaimer is direct on this point: some amenities and hotel-style services are available only at an additional cost to unit owners and are not included with purchase or ownership. The salon and the pet spa, grooming, and dog-walking services are also marked on the fact sheet as a la carte. I would rather a buyer know that on day one than discover it on the first invoice after closing.
How much does St. Regis butler service cost owners?
The included butler services are funded through Common Area Assessments, the association fees every owner pays, rather than billed per use. The developer's prospectus contains the proposed association budget, and I send buyers the current per-square-foot figure alongside the price list. A la carte services are priced by the third parties who perform them.
I do not publish an assessment figure on this page because the one that matters is the figure in the developer's current prospectus for the specific residence you are considering. The fact sheet directs buyers to the prospectus for the proposed budgets, fees, and what is included with purchase and by payment of regular assessments. That is the document I walk through with every buyer, line by line, before a contract is signed.
The way I frame the cost is this. A St. Regis residence carries a higher association budget than a non-branded tower of the same size because the staffing model is larger: a 24-hour concierge and butler, a private residential lobby attended around the clock, valet, and a luxury house car service, all listed in the fact sheet. What you are comparing is not the fee against a cheaper building. It is the fee against what it would cost you to assemble that staff and that level of coordination privately. For many of the buyers who choose St. Regis, especially those who split the year between Miami and another city, the comparison favors the building.

What other St. Regis owner benefits come with a residence?
Per the developer's materials, owners receive two years of complimentary Marriott Bonvoy Platinum Elite status, a one-year yacht charter membership fee paid by the developer for each unit, and access to an off-site beach club on Miami Beach. Each comes with conditions in the developer's disclaimer that a buyer should read.
The Bonvoy status benefits listed in the Purchaser's Guide include an upgrade at check-in, daily breakfast for two, 4:00 PM late checkout, a welcome amenity, guaranteed room type, member rates, and bonus points on stays across the Marriott portfolio. For an owner who travels often, that has real value in the first two years.
The yacht membership and beach club are where the fine print matters. The developer's disclaimer states the yacht membership is operated by a third party, that the developer pays a single one-year membership fee per unit, and that vessel use, chartering, food, and related services are the owner's responsibility. It also states the beach club is off-site on Miami Beach, provided through a separate agreement with a third party, and may be valid for a limited term. The private marina itself is subject to receiving the required government authorizations. These are good benefits. They are also not permanent features of the building, and I make sure buyers value them that way.
Is the St. Regis name guaranteed at 1809 Brickell?
The brand runs under a license from Marriott, not Marriott ownership. The developer's disclaimer states the association must maintain a management agreement with Marriott, or its successor, to use the St. Regis name and offer the St. Regis services, and that the services are conditioned on that agreement being in place.
This is the structural point most buyers never ask about, and it is the one I think matters most over a long hold. The butler service, the rituals, and the name on the building depend on the association keeping that management agreement. The project record notes the Marriott ownership of the brand adds an operational layer between the developer and the brand. The practical takeaway is that the owners, through the association, become the party that sustains the service after turnover, and the association budget is what pays for it.
That is also why the low density here matters. With 152 residences across 50 stories, the service is spread across far fewer households than in the larger branded towers. Cipriani Residences Miami, for comparison, has 397 residences, and the project record notes the Cipriani brand licenses its name without attaching room-service, spa, or concierge services. At St. Regis, the service is the product.
Who is the St. Regis butler service right for?
The service suits buyers who want a household run for them: owners who split time between cities, families who host often, and buyers who value the St. Regis rituals and a staff that learns their preferences. It suits less well a buyer who wants the lowest possible carrying cost or a rental income program, since short-term rentals are not permitted.
St. Regis draws buyers from Latin America, Europe, and the Middle East who seek out the brand specifically for its prestige and the butler service. For those buyers, the butler is the reason to buy here rather than a building with a larger amenity deck and no service culture. The trade-off is that this is a primary or second-home purchase. There is no hotel program and no short-term rental, so the association cost is carried by your own use of the home.
